Walk any building site in Victoria right now and you’ll feel the pressure. Construction costs keep climbing, sales rates won’t lift to meet them, and developers and contractors are both squeezed on the same thin margin. We\\u2019re experiencing projects that once stacked up are increasingly less feasible.<\\/p>\\n

That pressure changes what a superintendent is actually for.<\\/p>\\n

On paper, the role is simple. In a D&C project, the superintendent administers the contract between principal and contractor as an independent, neutral party. We assess progress claims, we determine extensions of time, we certify practical completion and so on. We keep the agreement honest for both sides.<\\/p>\\n

But administering a contract fairly in a healthy market is one thing. Doing it when both parties are bleeding is another entirely.<\\/p>\\n

Trade shortages stretch programs and impact costs. Authority approvals continually land late and blow the critical path. A variation that once got waved through now becomes a line in the sand, because neither party has the room to absorb it. When money is tight, every determination feels existential.<\\/p>\\n

I saw this on a residential development recently. A contractor lodged a delay claim tied to an authority approval that arrived weeks late. The principal read it as padding. The relationship went cold, and a cold relationship on a hard project is a project heading for a dispute.<\\/p>\\n

The easy move was to rule quickly and let one side wear it. Instead, we weighed the factual evidence properly, acknowledged the genuine delay, and trimmed the parts that weren’t. Both sides didn’t get everything. Both sides got a decision they could trust. The job kept moving, the relationship repaired.<\\/p>\\n

That’s the shift. Our independence under the contract hasn’t changed. What’s changed is understanding that enforcing the contract and enabling the project are no longer the same act.<\\/p>\\n

A superintendent who only polices clauses can technically be right and still watch a viable job collapse into claims and disputes. A fractured principal and contractor relationship makes an already difficult project nearly impossible to deliver.<\\/p>\\n

Protecting the contract without protecting the relationship protects nothing.<\\/p>\\n

So the real value now isn’t in how firmly you enforce. It’s in whether both parties believe you’ll be fair when it’s their turn to be exposed. Trust is what keeps people at the table when the numbers stop being kind. Fairness is what keeps a project viable when the market won’t.<\\/p>\\n

Anyone can read a contract. The harder job is keeping everyone believing it’s worth honouring.<\\/p>\\n

Walk any building site in Victoria right now and you’ll feel the pressure. Construction costs keep climbing, sales rates won’t lift to meet them, and developers and contractors are both squeezed on the same thin margin. We’re experiencing projects that once stacked up are increasingly less feasible.

\n

That pressure changes what a superintendent is actually for.

\n

On paper, the role is simple. In a D&C project, the superintendent administers the contract between principal and contractor as an independent, neutral party. We assess progress claims, we determine extensions of time, we certify practical completion and so on. We keep the agreement honest for both sides.

\n

But administering a contract fairly in a healthy market is one thing. Doing it when both parties are bleeding is another entirely.

\n

Trade shortages stretch programs and impact costs. Authority approvals continually land late and blow the critical path. A variation that once got waved through now becomes a line in the sand, because neither party has the room to absorb it. When money is tight, every determination feels existential.

\n

I saw this on a residential development recently. A contractor lodged a delay claim tied to an authority approval that arrived weeks late. The principal read it as padding. The relationship went cold, and a cold relationship on a hard project is a project heading for a dispute.

\n

The easy move was to rule quickly and let one side wear it. Instead, we weighed the factual evidence properly, acknowledged the genuine delay, and trimmed the parts that weren’t. Both sides didn’t get everything. Both sides got a decision they could trust. The job kept moving, the relationship repaired.

\n

That’s the shift. Our independence under the contract hasn’t changed. What’s changed is understanding that enforcing the contract and enabling the project are no longer the same act.

\n

A superintendent who only polices clauses can technically be right and still watch a viable job collapse into claims and disputes. A fractured principal and contractor relationship makes an already difficult project nearly impossible to deliver.

\n

Protecting the contract without protecting the relationship protects nothing.

\n

So the real value now isn’t in how firmly you enforce. It’s in whether both parties believe you’ll be fair when it’s their turn to be exposed. Trust is what keeps people at the table when the numbers stop being kind. Fairness is what keeps a project viable when the market won’t.

Anyone can read a contract. The harder job is keeping everyone believing it’s worth honouring.
