Last week, our team attended the Property Council of Australia’s National Retirement Living Seminar in Brisbane: two days of frank, rigorous discussion about one of the sectors that will shape Australia’s future, and the collaboration needed across all stakeholders to define what retirement living becomes.<\\/p>\\n

The programme opened with Tim Lawless setting the scene on demography and Australia’s housing future. It was a timely reminder that the numbers driving this sector are not going away. An ageing population, constrained housing supply and shifting household formations are converging in ways that demand serious, coordinated responses across planning, development and advisory.<\\/p>\\n

What stood out across the two days was how much the conversation has matured. The “View from the Top” panel and the investor mindset session made clear that confidence in the sector’s fundamentals remains strong, alongside a clear-eyed awareness of its complexity. From development pipelines to the launch of the Retirement Census by PwC and the Retirement Living Council, the data is sharpening.<\\/p>\\n

The session that best captured the moment was “Locked Out: The Human Cost of CRA Failure”, a direct and necessary conversation about what happens when regulatory and funding systems fall behind reality. Behind every policy gap, there are real people.<\\/p>\\n

What it means for clients<\\/p>\\n

From an advisory perspective, a few priorities stand out for clients in or adjacent to this space.<\\/p>\\n

The financing picture is evolving.<\\/strong><\\/p>\\n

The “From Concept to Cashflow” session and the global investor panel both pointed to growing institutional interest, and to the importance of understanding how capital is weighing risk, return and reputation in retirement living.<\\/p>\\n

Collaboration is becoming structural.<\\/strong><\\/p>\\n

The “Shared Ground, Stronger Futures” session reinforced that the most resilient projects rest on genuine partnerships between operators, developers, health providers and communities. The scale involved makes this essential: Australia needs an additional 10,000 retirement living places each year just to keep pace with demand, and no single organisation gets there alone. Just as important is the shift toward communities designed for people to age in place, with the services, spaces and facilities that reduce the need to move into higher care prematurely. The goal is not simply more homes, but environments where people can live well for longer.<\\/p>\\n

The hospitality lens is gaining traction.<\\/strong><\\/p>\\n

Learning from hospitality is not only about amenity. It is about embedding a service culture and operational mindset that meets the expectations of an increasingly discerning resident cohort.<\\/p>\\n

There was also a candid thread throughout the programme about the settings that need to shift. As Darrell Price noted, executives in this sector carry a real responsibility to bring their Boards with them and to make the case for a longer-term view on return on investment, in a sector where the development and stabilisation cycle does not reward short-term thinking. Alongside that, there is growing consensus that government needs to revisit the policy settings around the deferred management fee (DMF). The DMF remains one of the most misunderstood and politically sensitive elements of the model, yet it is fundamental to the viability of many operators. Getting it right is good for business, good for residents and good for the broader system.<\\/p>\\n

Daniel Flynn’s closing keynote on storytelling and purpose was a fitting end, and a reminder that the most enduring businesses in this space will be those that can articulate not just what they build, but why it matters.<\\/p>\\n

Ageing is universal. The opportunity, and the obligation, is in how we advise, plan and build for it now.<\\/p>\\n

Last week, our team attended the Property Council of Australia’s National Retirement Living Seminar in Brisbane: two days of frank, rigorous discussion about one of the sectors that will shape Australia’s future, and the collaboration needed across all stakeholders to define what retirement living becomes.

\n

The programme opened with Tim Lawless setting the scene on demography and Australia’s housing future. It was a timely reminder that the numbers driving this sector are not going away. An ageing population, constrained housing supply and shifting household formations are converging in ways that demand serious, coordinated responses across planning, development and advisory.

\n

What stood out across the two days was how much the conversation has matured. The “View from the Top” panel and the investor mindset session made clear that confidence in the sector’s fundamentals remains strong, alongside a clear-eyed awareness of its complexity. From development pipelines to the launch of the Retirement Census by PwC and the Retirement Living Council, the data is sharpening.

\n

The session that best captured the moment was “Locked Out: The Human Cost of CRA Failure”, a direct and necessary conversation about what happens when regulatory and funding systems fall behind reality. Behind every policy gap, there are real people.

\n

What it means for clients

\n

From an advisory perspective, a few priorities stand out for clients in or adjacent to this space.

\n

The financing picture is evolving.

\n

The “From Concept to Cashflow” session and the global investor panel both pointed to growing institutional interest, and to the importance of understanding how capital is weighing risk, return and reputation in retirement living.

\n

Collaboration is becoming structural.

\n

The “Shared Ground, Stronger Futures” session reinforced that the most resilient projects rest on genuine partnerships between operators, developers, health providers and communities. The scale involved makes this essential: Australia needs an additional 10,000 retirement living places each year just to keep pace with demand, and no single organisation gets there alone. Just as important is the shift toward communities designed for people to age in place, with the services, spaces and facilities that reduce the need to move into higher care prematurely. The goal is not simply more homes, but environments where people can live well for longer.

\n

The hospitality lens is gaining traction.

\n

Learning from hospitality is not only about amenity. It is about embedding a service culture and operational mindset that meets the expectations of an increasingly discerning resident cohort.

\n

There was also a candid thread throughout the programme about the settings that need to shift. As Darrell Price noted, executives in this sector carry a real responsibility to bring their Boards with them and to make the case for a longer-term view on return on investment, in a sector where the development and stabilisation cycle does not reward short-term thinking. Alongside that, there is growing consensus that government needs to revisit the policy settings around the deferred management fee (DMF). The DMF remains one of the most misunderstood and politically sensitive elements of the model, yet it is fundamental to the viability of many operators. Getting it right is good for business, good for residents and good for the broader system.

\n

Daniel Flynn’s closing keynote on storytelling and purpose was a fitting end, and a reminder that the most enduring businesses in this space will be those that can articulate not just what they build, but why it matters.

\n

Ageing is universal. The opportunity, and the obligation, is in how we advise, plan and build for it now.
